Technical Manager (New Development)
Job Purpose
Take up the ownership to Lead and oversee the technical team and out-sourced contractors to manage and implement day-to-day operational & preventive maintenance, emergency handling & recovery, system performance monitoring & control, and other improvement works.
Key Responsibilities
• Lead, supervise, monitor, and implement the preventive routine maintenance works and projects within the assigned new development.
• Supervise and lead the technical team to work closely with building management office and other internal departments to provide technical supports and to ensure smooth running of building equipment and systems within the assigned new development.
• Supervise and monitor tenants’ fitting-out/ reinstatement work to ensure that it strictly follows the approved fitting-out drawings and up to the company’s standard.
• Compile and manage budget plans for capital and operational expenses.
• Establish and implement plans for energy efficiency, indoor air quality and safety / health / environmental / sustainability issues to align with company and departmental objectives.
• Investigate, analyse, and evaluate the cause of building / system defects / failure with effective corrective actions.
• Manage and handle emergency situations and ensure proper execution of emergency procedures established by the Company.
• Prepare specifications and tender documents for repair and maintenance works / projects of the assigned new development.
• Lead the technical team to proactively identity potential risks and make improvement and rectification recommendations.
• Ensure the technical team is fully aware of and comply with the company requirements on safety, sustainability, quality control, and statutory requirements.
• Supervise routine maintenance related procurement process including purchase of maintenance related stocks, tools, and equipment.
• Manage and control of maintenance related inventories to suit operational needs.
• Perform all other duties and tasks as assigned.
Skills, Qualifications and Experience Requirements
• Holder of Degree in Engineering or related disciplines.
• MCIBSE / MHKIE or equivalent professional qualification is an advantage.
• Minimum 12 years’ relevant working operation experience of which 3 years at supervisory level.
• Experience with pre-management and handover of commercial office and shopping mall is an advantage.
• Fluent in spoken and written in Chinese and English.
• Good Leadership, interpersonal skills, and time Management. Result-oriented and able to work under pressure.
