Senior General Manager, Retail

Job Purpose

To lead the team to maximize rental income and optimize trade mix for the assigned retail portfolio through:

  • Devising and executing a clear positioning and tenant mix strategy for the responsible shopping malls
  • Mobilize resources to drive traffic and boost tenant’s sales

 

Key Responsibilities

  • Set a clear positioning and tenant mix strategy for our shopping malls that will enhance the long-term rental value of Hysan’s retail portfolio.  Strike a balance between rental, branding, tenant mix and occupancy rate.
  • In so doing, take into account changing macro market trends, consumer shopping behaviour, tenant’s performance and business strategy, online e-commerce opportunity etc. to optimize our portfolio plan
  • Develop and ensure delivery of annual business plan, rental forecast and budget
  • Champion key asset management initiatives for the assigned retail portfolio for instance, renovation or refurbishment program, amenities upgrade etc.
  • Deep understanding of the tenant’s business nature, strategy, sales trend and development plan.  
  • Build partnership with key tenants. Always keep abreast of their latest development plans and create mutually beneficial business opportunities ahead of competition
  • Closely monitor retail market trends and always bring in new retail concepts to the mall, bringing excitement to the shoppers.
  • Build a potential tenants pipeline and be more decisive in terminating poor performers & those who cannot sustain.
  • Lead, motivate and develop retail team

 

Skills, Qualifications and Experience Requirements

  • Degree holder, preferably in real estate, sales & marketing, management. MBA a plus
  • 20 years plus working experience, with at least 10 years in leading and managing a business portfolio
  • Good track record in sales / marketing and business development, preferably in the property field
  • Possesses a vision, able to think and act at a strategic level
  • Sharp analytical and financial skills, enabling individual to anticipate issues and identify opportunities ahead of others
  • Strong marketing sense and knowledge about tenant’s operation efficiency
  • In-depth experience in customer development, able to build trust and partnership with internal and external key stakeholders
  • Strong leadership in building team, fostering cross-team collaboration and problem-solving
  • Excellent written and spoken English and Chinese
