Manager, Retail
Job Purpose
Assist the Senior Manager or above in major leasing activities or asset management projects and independently manage smaller premises / tenants, with a view to maximizing rental value of the portfolio assigned to the team.
Key Responsibilities
- Build up rapport and trust with tenants. Keep abreast of their latest development plans and champion suggestions on mutually beneficial opportunities ahead of competing shopping malls.
- Regularly analyze market trend, evaluate tenant performance and suggest changes in tenant mix strategy whenever appropriate
- Hunt for new tenants/brands to enhance the tenant mix of the portfolio. Liaise with intermediaries including property agents, direct contacts or electronic channel to identity potential tenants.
- Support Senior Manager or above in asset management initiatives for assigned buildings e.g. lead small task or provide assistance on bigger projects
- Work closely with marketing team to execute marketing plans
- Assist Senior Manager or above to develop rental budget for assigned buildings. Coordinate with Finance division on budgeting, rental forecast and credit control matters. Support the department in managing the budgetary process.
- Handling tenancy administration with minimum supervision and ensure full compliance of tenancy renewals, rent reviews and new lettings to company policies and procedures
- Work independently with property management team to ensure provision of best customer and tenancy service and decoration works of tenants.
Skills, Qualifications and Experience Requirements
- University graduate
- 8-10 years’ experience in property related field
- Strong analytical, financial and negotiation skills
- Excellent in customer development, able to build partnership with both internal and external stakeholders
- Strategic mind, able to conceptualize positioning and branding for our building and devise longer time horizon planning, for next 3 to 5 years
- Proactive, possess drive for excellence
- Fluent in spoken and written English and Chinese
