Senior Manager, Retail Leasing

Job Purpose

The incumbent will be responsible for maximizing rental income of the assigned buildings within the retail portfolio and working hand in hand with management on the positioning strategy of these premises.

 

Key Responsibilities

  • Devise and ensure excellent execution of a clear tenant mix strategy for assigned shopping malls that will maximize tenant turnover and in turn enhance the long-term rental value of assigned buildings.
  • Negotiate lease terms and manage tenancy administration. Develop and implement leasing strategies to maximize occupancy rates.
  • Regularly analyze market trends, evaluate tenant performance and champion changes in tenant mix strategy whenever appropriate
  • Lead key asset management initiatives for assigned buildings e.g. amenities upgrade, renovation program, etc
  • Work closely with marketing on positioning strategy of assigned premises and co-owns marketing plans for these buildings
  • Develop rental budget for assigned buildings. Coordinate with Finance division on budgeting, rental forecast and credit control matters.
  • Build partnership with key tenants. Keep abreast of their latest development plans and champion suggestions on mutually beneficial opportunities ahead of competing shopping malls.
  • Ensure full compliance of tenancy renewals, rent reviews and new lettings to company policies and procedures
  • Coordinate with property management team to ensure provision of best customer and tenancy service.
  • Lead, motivate and develop subordinate (s)

 

Skills, Qualifications and Experience Requirements

  • University graduate
  • 12 years’ experience in retail leasing field;  slightly lesser experience will be considered for leasing managers
  • Strong retail and F & B sense with good exposure to overseas brands and concepts.  
  • Excellent analytical, financial and negotiation skills
  • Excellent in customer development, able to build partnership with both internal and external stakeholders
  • Strategic mind, able to conceptualize positioning and branding for our buildings and devise longer time horizon planning, for next 3 to 5 years
  • Proactive, possess drive for excellence
  • Solid people development experience especially for coaching and motivation
  • Fluent in spoken and written English and Chinese
