Project Manager (Architectural)

Job Purpose

Assist Department Head and Senior Managers in management of the design, construction and related activities of assigned new development or asset enhancement projects in Hong Kong and/or China with due regard for sustainability, quality, time, cost and social responsibility requirements from feasibility study / inception stage to project completion including the handover of the premises to Retail Leasing, Office Leasing, Residential Leasing / Sales & Marketing and/or Property Services Units until expiry of Defects Liability Period.

 

Key Responsibilities

  • Co-ordinate with Investment & Development and/or Cost Control teams' members to conduct development potential and feasibility studies to explore real estate investment opportunities.
    •    Develop a detailed Design Brief with input from Investment & Development, Retail Leasing, Office Leasing, Residential Leasing / Sales & Marketing and/or Property Services Units.
    •    Advise the Company on technical aspects of development appraisals including the selection of consultants.
    •    Appoint design consultants, direct them and manage their performance in the execution of their duties.
    •    Manage the design development process and liaise with Retail Leasing, Office Leasing, Residential Leasing / Sales & Marketing and/or Property Services Units to ensure the operational and management requirements are incorporated.
    •    Prepare the Master Programme with the consultant team. Supervise the team to update the design timely to match with the overall project progress.
    •    Work with Cost Control team members to prepare and regularly update the cost plan.
    •    Contribute to lead and carry out risk management and value management for projects assigned.
    •    Manage the procurement of design and construction works, and ensure that all associated contractual obligations are met.
    •    Deal with all matters related to the Building Ordinance, Planning Applications and Land Lease. Manage General Building Plan approval process and related Government submissions.
    •    Manage handover of the completed development or asset enhancement projects to the stakeholders and/or operators.
    •    Arrange regular Project Review Meetings and Design Review Meetings with the consultants and internal parties.
    •    Attend Site Meetings and Site Walks to ensure the required quality and standard of the projects can be delivered and the planned progress can be met. 
    •    Prepare and compile monthly and quarterly Project Reports on the project progress and financial matters including input from Cost Control and Construction Management team members.

 

Skills, Qualifications and Experience Requirements

  • Master degree in Architecture or equivalent.
  • Registered Architect.
  • Authorized Person (Architect) qualification would be an advantage.
  • Minimum 10 years’ working experience in commercial and residential building design and project management of which at least 3 years at supervisory level.
  • Familiar with building, town planning and lands regulations / procedures of both new development and asset enhancement projects.
  • Knowledge in CAD, Photoshop and PowerPoint is necessary.
  • Able to work under pressure and commit to project deliverables.
  • Fluent in both spoken and written English and Chinese (Cantonese & Putonghua).
